This FAQ is for summary, informational purposes only and is not intended to be a comprehensive guide to eligibility. In all instances, there may be exceptions or additional legal criteria not set forth herein, and HPD will ultimately determine an applicant’s eligibility.  HPD’s rules may be subject to change, and interested applicants should consult the HPD website for the most up-to-date information.

After the application deadline, all applications are compiled in a random order into a lottery log. Starting at the top of the lottery log, applicants are reviewed in order of preference and log number. If they appear to be eligible, applicants will be contacted via Housing Connect to submit their paperwork. Applicants have the option to submit them online or  via appointment. Income includes all sources from anyone over the age of 18 in your household. This includes earnings, wages, payments, bonuses, tips, unemployment compensation, child support, alimony, foster care subsidies, income derived from social security or any form of federal, state, or local public assistance or housing assistance, payment or credit, including, but not limited to, section 8 vouchers, whether or not such income or credit is to be paid or attributed directly to a landlord, and any other amounts intended as a lawful sources of income under applicable laws, including but not limited to, the Federal Fair Housing Act (“FHA”), New York State’s Human Rights Law (the “State Law”) and New York City Human Rights Law (together with the FHA, and State Law, the “Human Rights Laws”). Income will be calculated using gross annual income. Gross income is the income you receive before any taxes or deductions. Self-employed applicants will be calculated using the net income, which is the gross income minus business expenses. The NYC affordable housing program knows that times change, people change, and incomes change as well. You are only required to qualify at move-in, and thereafter, you do not need to requalify annually for your units. However, you will need to recertify your income annually. While tenants will need to recertify their income annually, their updated household information such as income, assets, or household size will not impact their rent or affect their residency. 

Be prepared to present copies of  recent paystubs and copies of financial statements. For more information on documentation requirements, please see the After You Apply section on HPD’s website.

Residents are responsible for electricity, which is directly metered and included as a separate line item on your monthly statement, as well as cooling. Residents do not need to pay for their heat or hot water. 

There is no fee to use the recreation room unless you would like to reserve it for an event, which needs to be approved by Ownership. There is a $2/month fee for bicycle storage. The laundry room will contain a card reader to pay for use of the washers and dryers.

Pets larger than 30 pounds will not be allowed. Households are limited to two pets, and there shall not be more than one type of pet per household (i.e. one cat and one dog are allowed). This policy does not apply to service animals.

There is no application fee, but there is a non-refundable credit check fee of $20.00 for each household member over the age of 18 years. Applicants may choose to provide evidence of complete monthly rent payments for the proceeding 12-month period in lieu of a credit check, or applicants can provide a credit report dated within the last 30 days.  This policy does not apply to applicants with rental subsidies.

After your application and supporting documentation has been submitted, we will begin to process applications. The typical application will take approximately four (4) weeks from start to finish. Approval may take up to 6-8 weeks. Hang in there, it will be worth it!

Yes, but you will need to provide proof of interdependency, such as evidence of a joint bank account, joint utility bill, joint lease, and/or joint tax return.

Yes, the asset limit depends on the AMI level. This is the same as the maximum income requirement for a household size of 4 per the AMI level.

Households comprised of full-time students only, may only qualify if they meet one of the following exceptions.

• If at least one (1) student is receiving assistance under Title IV of the Social Security Act
• If at least one (1) student was previously under the care and placement responsibility of the state agency responsible for
  administering foster care
• If at least one (1) student is participating in a program receiving assistance under the Job Training Partnership Act, Workforce
  Investment Act, or under other similar, federal, state or local laws
• If at least one (1) student is a single parent with child(ren), and this parent is not a dependent of another individual, and the
  child(ren) is/are not dependent(s) of someone other than the other (or absent) parent
• If students are married and entitled to file a joint tax return

No member of the applicant‘s household may own residential property, including shares in a co-op, in or within one hundred (100) miles of New York City limits.

Yes! Once your log number is reached your application is processed, you will have an opportunity to tour the unit
